Income tax under both regimes with interest for late payment, HRA exemption computed period by period, loan EMIs and SIP projections. Each has a basic mode for a quick answer and an advanced mode for the full picture.
Income Tax Calculator
Compares the old and new regime for FY 2025-26. Advanced mode covers every head of income and computes interest for late filing and short payment.
House property
Business & profession
Capital gains
Losses of the current year (enter as positive amounts)
Losses brought forward from earlier years
Set-off follows the statutory order and differs between regimes — under the new regime a house property loss cannot be set off against other heads, and a brought forward house property loss cannot be set off at all. The calculator applies these rules separately for each regime, which is often why the comparison changes once losses are involved.
Deductions and exemptions (old regime)
Taxes already paid
Advance tax paid (cumulative by each date)

Interest is computed under the provisions commonly known as sections 234A, 234B and 234C. Leave the filing date blank if you only want the tax figure.

Please read. This gives an estimate for FY 2025-26 (AY 2026-27) under commonly applicable rules. Set-off and carry-forward of losses are applied in the statutory order, but the calculator does not cover clubbing of income, presumptive taxation, relief under a double taxation treaty, the alternate minimum tax, or several other situations that change the answer. Where a loss can be set off against gains taxed at different rates, it is applied in a reasonable order rather than an optimised one. Interest figures are indicative and computed on the dates you enter. Nothing here is tax advice and it should not be relied on for filing. If the number matters, speak to us and we will work it out properly.
HRA Exemption Calculator
The exemption is the least of three figures. Advanced mode computes it period by period, which is what the law requires when salary, rent or city changes during the year.
Enter each period separately — for example if you changed job, moved city, or your rent went up mid-year. Leave a period blank if you do not need it.
HRA exempt from tax
₹0
Please read. HRA exemption is available under the old regime only, and only where rent is actually paid for accommodation you occupy but do not own. Where annual rent is substantial your landlord's PAN is generally required, and rent paid to a close relative attracts particular scrutiny. Where salary, rent or city changes during the year the exemption must be computed for each period separately, which is what the advanced mode does. This is an estimate, not advice — talk to us if the amount is material.
EMI Calculator
Your monthly instalment, and what prepayments would actually save you. Advanced mode works to real dates.

Prepayment and costs
Monthly EMI
₹0
Please read. These figures assume a fixed rate for the whole term and interest accruing monthly on the reducing balance. Lenders apply their own rounding, day-count conventions, fees and rate resets, and floating rate loans change over time, so your actual instalment and schedule will differ. Prepayment may carry charges or lock-in conditions depending on the loan and the lender. Check the figures against your sanction letter and amortisation schedule before acting on them. This is not financial advice — talk to us if you want the tax side of a home loan reviewed.
SIP Calculator
What a monthly investment could grow to at a return you assume. Advanced mode adds step-up, a lump sum and inflation.

Projected value
₹0
Please read. This is a projection based on a rate of return you enter yourself. It is not a forecast and not a promise. Actual returns vary from year to year, can be negative, and past performance does not indicate future results. The projection ignores fund expenses, exit loads and tax on redemption, all of which reduce what you actually receive. Nothing here is investment advice and we are not investment advisers — but if you want the tax treatment of your redemptions worked out, that we can help with.
